Property Management Administrative Assistant (part-time)
Location: Wilmington, DE
Job summary
To provide prompt and efficient administrative support for property managers. This position will be part of a team that is responsible for the day-to-day operations of three rental properties in ICHDE’S portfolio located in Wilmington, DE.
Essential Job Functions
- Setup and establish lease files
- Prepare the tenant lease file
- Handle correspondence, telephone contacts, and incoming mail, including confidential materials
- Process and complete bank deposits for rents received
- Administer e-mails, send and forward to appropriate people
- Photocopying, faxing, scanning and file administration as needed
- Perform other duties as assigned

- Must be able to manage time and multitask
- Working knowledge of office equipment

Emergency Rental Assistance Coordinator - Data Entry (part-time)
Location: Wilmington, DE
Job summary
Responsible for accurately and efficiently maintaining company records, including entering, updating, verifying, and retrieving data. Attention to detail, consistency, and ability to maintain the confidentiality of information is crucial for success in this position.
Responsibilities
- Compiling, sorting, and verifying the accuracy of information before it is entered into the State’s reporting system.
- Maintaining a log of activities and completed work
- Selecting materials needed to complete work assignments
- Storing completed documents in appropriate locations
- Operating a data entry device to record or verify a variety if information

Maintenance Tech (part-time)
Location: Various properties in DE
Job summary
The Maintenance Technician is responsible for performing all general, routine maintenance and grounds keeping tasks to which he/she is assigned to keep the property well maintained, attractive, and in compliance with local City, County, and State oversight authorities.
Responsibilities
- Makes minor routine repairs to rental units.
- Cleans vacant apartments, common areas, laundry rooms, offices, and windows.
- Patrol the grounds daily to remove paper, cans, litter, and garbage.
- Sweeps and cleans exterior public areas.
- Maintain and clean all grounds equipment.
- Responsible for receiving and responding to after hour call-ins.
- Prioritize tenant service calls and follow-up upon completion.
- Bring to the attention of the Property Manager any problems or questionable operational characteristics.
- Oversee outside contractors conducting repairs, maintenance, or construction on properties.
- Inspect building, grounds, and equipment for unsafe or malfunctioning conditions.
- Receive and respond to all security alarm notifications.
- Other duties as assigned.
Qualifications
- High school diploma or GED required.
- Valid driver’s license or ability to obtain prior to starting date and the ability to drive.
- Ability to frequently lift, move and/or carry items up to 75 pounds frequently.
- Knowledge of Microsoft Office Suite to include Word and Excel.
Experience
The Maintenance Technician must have prior experience as a maintenance person and/or custodian with basic knowledge of carpentry, plumbing, and electrical work. The Maintenance Technician must also be personable, neat, and courteous, as well as willing to attend to the needs of the tenants. Excellent interpersonal and communication skills are necessary. A positive attitude, attention to detail, and appreciation of the importance of customer service are essential.

Housing Development Assistant (part-time)
Location: Wilmington, DE
Job summary
The Construction Development Assistant will work with the Housing Development Manager on all Real Estate Development construction projects from the beginning to the end of each project.
Principal Functions
- Assist in the identification and acquisition of new housing projects/properties for entry into the organization’s development pipeline.
- Assist in developing a timeline for building contractors to adhere to and ensure all constructions projects are completed within the set timeline.
- Review all invoices for approval from design professional, building contractors, sub- contractors, and suppliers in a timely fashion.
- Perform on-site inspections for all current ICHDE construction projects on a regular/as needed basis until completion; provide recorded documentation of these inspections in the form of reports and photographs.
- Review, identify and summarize the key components of funding grants.
- Assist with homeowner annual compliance obligations for retention agreements tied to grant funding.

Education and Experience
